MODS provided comprehensive planning (including house siting & rotating the garage 15-degrees!), site design, construction documents, planting design and construction observation for this extensive re-build of a private home on a wooded bluff. A hard working and busy family of 4 fell in love with the woods and decided to save the foundation but re-build the existing home to better suit the woods, bluff and their lifestyle. This included bending the new home and site plan around some specimen Oak, Hickory and Balsam Fir.

Approach:

We realigned the driveway to wind through the woods and re-present the home allowing for a gentler driveway grade. Rotating the home and detached garage away from a 90-degree angle, opened up the entrance courtyard area while preserving several established Oak and Hickory trees. This also afforded the opportunity to terrace the side and rear yards for better water management, bluff stabilization and a larger rear yard experience. The rear yard terraces hold back and redistribute the uphill energy, and carve out a space for the grand patio with seat walls for a future pergola and outdoor kitchen. The custom stonework compliments the bluffs and provides endless sitting, climbing and gardening opportunities. The planting palette is a mix of eye catching woodland perennials, shrubs and trees, providing a complex tapestry of colors and textures throughout the year.
